Tenant and Buyer

DSR Group, LLC provides full representation services to tenants requiring: relocation, renewal, expansion, renegotiation, subleasing and acquisition services. Over the last five years, the principals of DSR Group have been involved in more than 1,000,000 SF of lease negotiations, much of which has been in the Northern New Jersey office market. DSR Group takes the client through each step of the process. From initial meetings to the actual move-in process, we provide full service representation. Most importantly, we continue providing our services with regards to any and all remaining client landlord issues that may arise at any time during the term of the lease.

Asset Management

DSR Group has developed long term in-house partnering relationships to provide Asset and Property Management for our clients. This team undertakes the preparation and implementation of all operating budget plans, as well as cash receipt and disbursement processing. Fiscal management services include: maintenance of separate checking, savings ,security accounts and calculation of all invoice pass-throughs, (i.e., common area maintenance fees, utility charges, tax charges, percentage rent, and all other operating expense escalations). The asset’s long-term stability is achieved through conservative, cost-effective, yet thorough maintenance procedures.

Investment Sales

DSR Group, LLC, offers a wide range of investment, sales and financing services through our in-house partnerships and relationships. We provide these essential services to third parties for the acquisition, disposition, and financing of income producing commercial real estate. The group’s team of highly sophisticated and experienced investment professionals have an extensive portfolio and provide a full range of services to both institutional and individual investors, including: all phases of comprehensive market analysis, the creation of aggressive marketing strategies, and the exploration of creative financing techniques to help successfully complete the desired investment.

DSR Group completes 150,000 SF of office leasing transaction including bringing 100 Challenger Road in Ridgefield Park from 65% to 96% occupancy and 65 Challenger Road from 55% to 87% occupancy.

DSR Group completed $7 million worth of warehouse purchase transactions in Bergen County.
DSR has banner year bringing all of their clients ’properties to nearly 100% occupancy.

Challenger Road and warehouse space

DSR Group brings Challenger Road properties to highest occupancy level in a decade by bringing twelve new tenants to the park, including a long-term 51,000 SF lease with Samsung in Ridgefield Park.

DSR Group negotiates  200,000 SF of warehouse/flex  space deals throughout Bergen and Hudson Counties. Acting as the Tenant’s agent, DSR was responsible for 127,000 SF of tenant relocations, and as Landlord representatives, DSR completed 63,000 SF of lease renewal transactions.

American Shipping and Kabr group

DSR Group represented American Shipping  in their relocation from Fairview, New Jersey to Belleville, New Jersey. Shahe Kupelian negotiated a long-term 42,000 SF lease at Safer Development’s warehouse property at 650 Belleville Turnpike.

DSR, on behalf of the KABR Group, negotiated a 14,000 SF lease extension with CANON at 65 Challenger Road, which now has a fully renovated cafe, state-of-the-art gym, new lobby with security desk, reconditioned deck parking and upgraded common areas.
